GOOD TO KNOW

A few common
questions.

Clear information before you book.

What is an EICR?

An Electrical Installation Condition Report records the condition of the fixed electrical installation at the time of inspection. It identifies deterioration, defects and safety concerns, with a satisfactory or unsatisfactory outcome and any recommended next steps.

Will the power need to be switched off?

Yes. Parts of the inspection require circuits to be isolated for testing. Tell us about medical equipment, home working, alarms or other equipment that needs a continuous supply so we can agree a suitable plan.

How often do landlords need an EICR?

For rented homes in England, fixed electrical installations must generally be inspected and tested at least every five years, or sooner if the report specifies a shorter interval. Check the current GOV.UK guidance for the requirements that apply to your tenancy.

Read the current GOV.UK guidance
What if the report is unsatisfactory?

The report will explain the observations and their codes. C1 means danger present, C2 means potentially dangerous, C3 means improvement recommended, and FI means further investigation is required. C1, C2 or FI findings make the report unsatisfactory. Remedial work is quoted separately and needs your agreement.

Does an EICR include appliance testing?

An EICR focuses on fixed wiring, consumer units, earthing, sockets and other parts of the installation within the agreed scope. Portable appliance testing (PAT), repairs, new installations and a guaranteed satisfactory outcome are not included. Ask us for a separate quote if needed.

Is my appointment confirmed when I submit?

No. You are requesting a preferred date and time, not booking an available slot. We need to agree the scope, final price and appointment. Your request is received by EA Electrical for review. If you need to speak to us, call 07778 556310.
